Inventory is up, days on market are stretching, and well-priced coastal homes are still moving fast. Here's how to read the Huntington Beach market right now.

The Huntington Beach market this summer is best described as selective. Buyers are still here, they're still qualified, and they are considerably less willing to overlook a compromise than they were two years ago.

The headline numbers

Active inventory has climbed steadily since spring, giving buyers the widest selection they've had in several years. Median days on market has stretched, but that number hides a split: correctly priced, well-presented homes are still going into escrow inside two weeks. Overpriced listings are sitting, reducing, and eventually selling below where they would have if they'd launched right.

Where the market is strongest

  • Waterfront Huntington Harbour. Thin supply, motivated buyers, and very little substitutable product anywhere in Orange County.
  • Downtown walkable blocks. Second-home and lifestyle demand stays resilient.
  • Turnkey single-story homes. Any well-done single-level under $1.8M attracts multiple parties.

Where buyers have leverage

Homes needing significant work are taking longer, because construction costs and rates compound against each other. If you can take on a project, this is the most negotiating room you've had since 2019.

If you're selling

Price to the last 60 days of comparable closed sales, not to last year's peak. Then spend money on the three things that photograph: paint, landscaping and lighting. In this market, presentation and price are doing nearly all the work — the rest is timing.

A realistic sequence

  1. Walk the property with an agent 6–8 weeks before listing.
  2. Complete prep and pre-inspection.
  3. Photograph on a clear day, ideally with drone coverage if you have a view.
  4. Launch Thursday, hold the first weekend open, review offers Monday.

If you're buying

Get fully underwritten, not just pre-qualified. Then be genuinely decisive on the right house — the well-priced ones are still competitive even in a slower market.

A slower market is not a soft market. In Huntington Beach those are two very different things.
