If you're considering moving to Huntington Beach and have a high school student—or will have one soon—Edison High School may already be on your radar.
Located at 21400 Magnolia Street in Huntington Beach, Edison is a public high school serving grades 9–12 as part of the Huntington Beach Union High School District.
But if you're house hunting, knowing the name of the high school is only the beginning.
You'll probably want to know what Edison offers, where it's located, how school boundaries work, what programs are available and what living in this part of Huntington Beach is actually like.
So here's a local introduction to Edison High School in Huntington Beach and what prospective residents should know before choosing a home.

Edison is located in the southern portion of Huntington Beach, not far from the coast.
And that's important for someone looking at homes because living in this area can give you a very different Huntington Beach experience than living Downtown, around Central Park or in Huntington Harbour.
What Academic Programs Does Edison High School Offer?
One of the first things families usually want to understand is what students can actually study.
Edison's current school information highlights AP, Honors and Accelerated courses, along with Career Technical Education (CTE) opportunities.
The school also lists programs including:
CIBACS — Center for International Business and Communication Studies
Model United Nations
Innovation Lab
Career and Technical Education pathways
and a variety of Advanced Placement courses.
Current AP offerings listed by Edison include subjects such as Biology, Calculus AB and BC, Chemistry, Computer Science, English, Environmental Science, European History, Human Geography, Physics, Psychology, Spanish, Statistics, U.S. Government and U.S. History, among others.
For families with college-bound students, Edison also provides information about A–G coursework, UC/CSU requirements, NCAA eligibility and graduation requirements during course selection.
Because programs and course offerings can change from year to year, I always recommend checking Edison's current course catalog directly before making decisions based on a particular class or pathway.
Athletics Are a Big Part of Charger Culture
If your student is interested in sports, you'll probably hear the word Chargers quite a bit.
Athletics have a significant presence at Edison.
The school currently highlights 281 league championships and 31 CIF championships on its website.
Edison also celebrated a 2024 CIF State Championship in varsity football, one example of the school's active athletic culture.
For a student athlete, I would recommend looking beyond simply whether Edison offers their sport.
Check the current athletics pages, contact the appropriate coaching staff and learn about tryouts, schedules and program expectations directly from the school.
Arts, Activities and Student Life
High school obviously isn't only about academics and athletics.
Edison's mission specifically emphasizes academics, arts, activities and athletics, and the school offers extracurricular opportunities intended to give students different ways to become involved on campus.
This is an area I'd encourage prospective families to explore with their student.
When you're researching a high school, sometimes the question isn't simply:
"What classes do they offer?"
It's also:
"Can my child picture themselves here?"
Attend school events when possible, explore clubs and activities, and look at the programs that match your student's interests.
What Is the Area Around Edison High School Like?
This is where the real estate side becomes especially interesting.
Edison is in south Huntington Beach, an area that offers the coastal lifestyle many people picture when they think about moving to Huntington Beach.
Depending on the neighborhood, you'll find established residential streets, single-family homes, townhomes and other housing options.
You're also within relatively easy reach of the beach, which means biking to the coast can genuinely become part of everyday life from many parts of south Huntington Beach.
For families moving here from outside the area, I think this is important:
Don't evaluate a home only by its distance from the school.
Look at the entire lifestyle surrounding it.
How long is the school commute?
Can your student bike?
How close are you to the beach?
Where will you grocery shop?
What parks and activities are nearby?
How does the neighborhood feel at different times of day?
Those are the things that turn a house into a place where your family actually enjoys living.
Buying a Home Near Edison High School
If attending Edison is important to your home search, do not assume a Huntington Beach address automatically means Edison High School.
Huntington Beach has multiple public high schools, and attendance areas can change.
Edison specifically tells incoming families that students must register at their resident school based on their home address and directs families who aren't sure of their resident school to the Huntington Beach Union High School District's school locator.
That's why I always recommend verifying a specific property address with the Huntington Beach Union High School District before buying or leasing a home based on school assignment.
Selling Surf City Tip: Never rely solely on a real estate listing's school information. If a particular school is important to your purchase, verify the address directly with the district.
A School Boundary Isn't the Same Thing as a Neighborhood
This is another important distinction when you're moving to Huntington Beach.
You may hear people refer casually to the "Edison area," but school attendance boundaries don't necessarily follow the neighborhood names buyers see in real estate marketing.
Two homes that seem relatively close to one another can potentially have different school assignments.
That's why I like to approach a Huntington Beach home search in this order:
1. Decide what lifestyle you want.
2. Identify the neighborhoods that fit that lifestyle.
3. Verify the schools assigned to individual properties.
4. Then narrow down the homes.
It makes the search much more intentional.
What Should You Research Before Moving for Edison High School?
If Edison High School is an important part of your decision to move, I'd recommend researching a few things directly with the school and district before you purchase a home:
Confirm the attendance boundary for the exact property address.
Review the current course catalog, especially if your student needs a specific AP, Honors, CTE or elective course.
Research athletics, arts and extracurricular programs that matter to your student.
Ask about enrollment procedures and required documents before your move.
Visit the campus and surrounding neighborhoods if you're relocating from outside Huntington Beach.
And most importantly, remember that school information changes.
A blog like this can help you know what questions to ask, but the school and district should always be your source for current enrollment requirements, boundaries and programs.
What Does Edison Report About Its Students?
Edison's website currently reports a 96.5% graduation rate and says 63% of graduates attend a four-year university, while others continue to community college, trade school and other paths.
Those figures are useful context, but I wouldn't choose a school based on one statistic.
Every student is different.
I think prospective families are better served by looking at the complete picture: academics, programs, activities, commute, school environment and whether the opportunities available align with their particular student.
Living Near Edison High School Is About More Than the School
This is something you'll hear me say a lot on Selling Surf City:
Choose the lifestyle, not just the house.
And when schools are part of the equation, I'd add:
Choose the lifestyle AND do your homework on the school.
If you find a home near Edison, you're not just choosing a high school.
You're choosing your morning commute.
Your neighborhood.
Your proximity to the beach.
Where your kids will spend their afternoons.
Where you'll grab dinner.
Where you'll walk the dog.
And what your normal Tuesday in Huntington Beach will actually look like.
Those everyday details matter.
